Challenge
Chavez Gardens, an affordable housing project by Abode Communities Architects (ACA) in Los Angeles, faced critical coordination and staffing gaps during DD and CD phases. Limited internal capacity led to inconsistencies across disciplines, unresolved clashes, and increasing pressure from a demanding City Plan Check process. Without dedicated BIM and coordination leadership, the project risked delays, inefficient review cycles, and technical conflicts that could impact both schedule and budget.
Results
Blend embedded a dedicated Job Captain and a team of 7 specialists, taking ownership of BIM coordination, consultant integration, and Plan Check responses. Through 3 structured clash detection rounds and 2 full City review cycles, the team ensured a coordinated, compliant documentation set. As a result, ACA maintained project momentum, reduced downstream risks (RFIs and change orders), and successfully advanced Chavez Gardens into construction with improved efficiency, coordination, and regulatory compliance.

ACA was tasked with delivering Chavez Gardens, a major affordable housing project, under significant time and resource constraints. Limited internal capacity left critical coordination roles unfilled, resulting in technical inconsistencies, unresolved clashes, and fragmented consultant integration.
At the same time, the City of Los Angeles Plan Check process imposed strict requirements, demanding fast, accurate responses and fully coordinated documentation. Without dedicated BIM and coordination leadership, the project faced risks of delays, inefficient review cycles, and escalating technical conflicts—threatening both timeline and budget.

The Solution
As project complexity increased, Blend expanded its role by embedding a dedicated Job Captain and a team of seven BIM specialists directly into ACA’s workflow.
This team assumed leadership of consultant coordination, clash detection processes, and Plan Check response management. Through structured workflows—combining visual coordination, Navisworks-based clash detection, and systematic documentation validation—Blend ensured early conflict resolution and consistent alignment across disciplines.
By integrating seamlessly with ACA’s team, Blend reinforced coordination processes, streamlined communication with consultants and city reviewers, and enabled ACA to maintain focus on design and project delivery.
The Results
Blend delivered measurable improvements in coordination quality, compliance, and construction readiness.
Through three rounds of structured clash detection, the team resolved multi-discipline conflicts early, significantly reducing downstream RFIs and change orders. By leading coordination efforts across two full Plan Check cycles, Blend helped accelerate approvals and maintain project momentum.
As a result, ACA advanced Chavez Gardens into construction with a coordinated, compliant, and technically robust documentation set—strengthening both project outcomes and ACA’s operational capacity.
